MARKET
AREA OVERVIEW
At the close of 2004, the Kansas City lodging market was comprised
of approximately 259 properties with roughly 29,153 guestrooms.
Major hotel submarkets include the Country Club Plaza,
Crown Center, downtown Kansas City, Overland Park-Lenexa and
the Northwest/Airport area. None of the above-noted locations
contain resort destination properties. However, the Elms Resort &
Spa occasionally competes with the full-service hotels in downtown
Kansas City in attracting the meeting and group market segment.
